Tan Y Wenallt, Llanbedr, Gwynedd, LL45 2NL

How does having around 3 acres in the country sound? It's idyllic in the sunny and sheltered cottage style gardens here! Stabling and the field on the opposite side of the lane is also included within the sale and is bound to be of interest for anyone who is an equestrian enthusiast. This 4 bedroom period style home retains traditional features such as exposed beams and stonework, low doors and a wood burner stove, but there is some double glazing, oil fired central heating by radiators, good living space and bathrooms on both floors.  It is located on a country lane on the fringe of the village - don't worry you can easily make it back from the pub to here.

How does having around 3 acres in the country sound? Equestrian enthusiasts are bound to be super excited by the stabling and field on the opposite side of the lane which is included within the sale. A garden full of wildlife with lots of privacy, adjacent to beautiful countryside enhances the setting of this 4 bedroom detached period cottage which features exposed beams and stonework, inglenook fireplace and wood burner stove. Authenticity would be lacking without a bit of damp being detectable using 21st century electronics but there are some lovely modern concessions to comfort including oil fired central heating by radiators and some uPVC double glazing.

Location

Local public footpaths lead into the countryside practically from your doorstep here! The single track lane which the property is on means there is very little passing vehicular traffic and Andy has personally followed a badger walking along it! The village centre is only about 1/4 mile away just down the lane.

Llanbedr is a small village with a population of about 500 people and lots more sheep, situated on the western coastal fringe of the Snowdonia National Park. This is a thriving community which is located on the picturesque Afon Artro River between the Rhinog mountains and the magnificent beaches of Cardigan Bay.  The village is served by a variety of shops including a newsagents, hairdressers and tea room.  There are three pubs, popular primary school, a regular bus service and a rail link along the Cambrian coastline to local towns and the Midlands.

A wider range of shops and recreational amenities can be found in the nearby harbour town of Barmouth 7 miles to the south and the historic town of Harlech 3 miles north, which has a golf course, swimming pool and climbing wall.

From Barmouth High Street proceed in a northerly direction for approximately 7 miles in to the village of Llanbedr.  Continue over the hump backed bridge and turn right by the Victoria Pub signposted Nantcol waterfalls.  Continue for about 200 metres and turn left immediately after Ty Mawr Hotel and just before the war memorial.  Drive along this narrow single track lane for about 250 metres where Tan Y Wenallt is situated on the right hand side, just before a sharp left hand corner.  The property can be identified by our For Sale Board.
